The single greatest impact on a project comes during the pre-construction phase. As
a CM hired during the schematic design phase, O+D is able to work with the design team to establish an initial project budget. Identifying long lead items and, if possible, pre-purchasing such items helps to maintain the schedule. During this phase cost control, constructability reviews, value engineering, life cycle cost analysis, scheduling, logistics, subcontractor selection and material procurement are also
