O+D’s standard estimating procedure consists of attending a project walk through to identify unforeseen conditions, reviewing all drawings, submitting complete take-offs and receiving bids from our selected, qualified vendors. Our highly qualified
estimating team will draw on costs from recent past projects for budget accuracy. We will offer multiple pricing options and assist our clients in making the most informed
decisions on how to spend budget dollars.
The single greatest impact on a project comes during the pre-construction phase. As
a CM hired during the schematic design phase, O+D is able to work with the design team to establish an initial project budget. Identifying long lead items and, if possible, pre-purchasing such items helps to maintain the schedule. During this phase cost control, constructability reviews, value engineering, life cycle cost analysis, scheduling, logistics, subcontractor selection and material procurement are also
established.
O+D Builders becomes an extension of the client and manages the project on a daily basis insuring that all expectations and milestones are achieved. Consistent communication and a well organized approach are essential during the construction
phase. Trades require an accurate flow of information to insure a quality-built project
according to the established schedule.
Our expediting division offers a broad range of services including plan approvals, permits and zoning. Our knowledge and expertise in municipal building codes and NYC rules and regulations enables us to navigate your project through the Department of
Buildings successfully.
From pro-active supervision of all subcontractors and trades to coordinating the client move in, O+D Builders takes a practical approach to managing all field construction activities. Strong field supervision ensures the work flow is well organized, budgets are maintained, schedules are met, quality standards are realized, safety policies are followed and interruptions to daily facility activities are minimized.
