The single greatest impact on a project comes during the pre-construction phase. As a CM hired during the schematic design phase, O+D is able to work with the design team to establish an initial project budget. Identifying long lead items and, if possible, pre-purchasing such items helps to maintain the schedule. During this phase cost control, constructability reviews, value engineering, life cycle cost analysis, scheduling, logistics, subcontractor selection and material procurement are also established.
